It's a weighted average of five seller-relevant dimensions — Structural Integrity (25%), Mechanical Systems (20%), Cosmetic Readiness (20%), Curb Appeal (20%), and Market Readiness (15%). Higher scores mean fewer surprises at inspection and faster days-on-market.

How much does the PrepScore Report cost?

How does NestPrep value my home?

NestPrep pulls a live AVM (automated valuation model) from industry-grade real estate data for the seller's exact address, then displays the three most-similar sold homes within 0.5 miles. The 'Listing-Ready Value' range is a directional projection — the seller's current AVM lifted by the typical recovery percentage that sellers earn when they resolve their punch list before listing.

What is the Listing-Ready Value?

The Listing-Ready Value is what a home could reasonably command after the seller resolves the items on their PrepScore punch list. It is calculated as AVM × (1 + headroom × per-point lift coefficient), where headroom is 100 minus the current PrepScore. Coefficients are anchored to NAR 2025 data showing unprepared sellers typically leave 4-7% on the table.
