Why this matters

Most sellers leave money on the table — quietly.

The losses don't show up as a single number. They hide in price reductions, inspection credits, and weeks of carrying cost. Your PrepScore surfaces them before they happen — and tells you which ones are worth fixing.

Know what your home is worth — not what an algorithm guessed.

Most sellers list against a Zestimate and find out the truth at the appraisal. We pull a live valuation from the actual closed sales within half a mile of your home — and project where the number can land once your punch list is done.

Real sellers, real numbers

The list pays for itself.

The roof was the one item I'd already been thinking about. The report told me to do it FIRST and explained exactly why. Offer beat what my agent thought was realistic — and I was ready for it.

The DOM penalty alone saved us from listing 8 weeks too early. I had no idea that sitting on the market even 3 extra weeks costs you negotiating power. This was the honest advice my agent wasn't giving me.

The only home-sale tool that actually told me what to skip. Most advice is "fix everything before listing" — this one ranked it and explained the trade-offs in plain English.

Common questions

What sellers ask before they take the quiz.

What is a PrepScore?

PrepScore is NestPrep's 0-100 market-readiness score for a home that's about to be listed. It's a weighted average of five seller-relevant dimensions — Structural Integrity (25%), Mechanical Systems (20%), Cosmetic Readiness (20%), Curb Appeal (20%), and Market Readiness (15%). Higher scores mean fewer surprises at inspection and faster days-on-market.

How much does the PrepScore Report cost?

The PrepScore Report is free. NestPrep generates the report after a 4-minute quiz, pulls a live AVM and recent comps for the address, and emails a magic-link to view the full report. There is no credit card required and no subscription.

How long does the quiz take?

About four minutes. The quiz has 38 questions across six sections — property basics, core systems, interior condition, exterior and curb appeal, disclosures, and selling situation — and saves progress so a seller can pause.

How does NestPrep value my home?

NestPrep pulls a live AVM (automated valuation model) from industry-grade real estate data for the seller's exact address, then displays the three most-similar sold homes within 0.5 miles. The 'Listing-Ready Value' range is a directional projection — the seller's current AVM lifted by the typical recovery percentage that sellers earn when they resolve their punch list before listing.

What is the Listing-Ready Value?

The Listing-Ready Value is what a home could reasonably command after the seller resolves the items on their PrepScore punch list. It is calculated as AVM × (1 + headroom × per-point lift coefficient), where headroom is 100 minus the current PrepScore. Coefficients are anchored to NAR 2025 data showing unprepared sellers typically leave 4-7% on the table.
